New Lambton first
Born a colliery township in 1868, now a suburb of renovated bungalows and post-war brick-and-tile where nearly four homes in five are separate houses and two thirds are owner-occupied. The garage door story here is age, not salt: original detached garages down side driveways, doors that have lifted for decades, and mornings that start before the streetlights go off. The hospital's suburb. Shift households, sloped drives, and doors that have to work quietly at 5:30.
Lambton
The original township grid, original garages included. A repair-first suburb where the doors are older than their openers.
Adamstown
Bungalows one street, townhouses the next. Tight openings, low lintels, and a lot of roller doors doing hard work.
Kotara, Charlestown and around
The same ridge corridor keeps going: Kotara next door, Charlestown about nine minutes' drive south. If you're near the line, ask; the worst case is an honest "that's a bit far" on the call back.
And the coast? Merewether and the beach suburbs sit in the salt band, which is a different door conversation (corrosion first, age second). We're the inland ring; the surf can keep its rust.
